For years the property management community has wrestled with indoor air quality issues. Quite often the search for the cause of alleged indoor air-related illnesses has focused on ventilation issues, such as poor air circulation or the presence of chemicals in the workplace. Recently, however, greater attention has been given to the “Sick Building Syndrome” and the effect of microbiological agents, such as Mycotoxins, Microbial Volatile Organic Compounds (mVOCs) and Allergens like Aspergillus, Penicillium, and Stachybotrys chartarum, and how they impact indoor air quality.
Buildings should be checked for mold as part of the routine maintenance. Look for evidence of water damage and visible mold. Conditions that cause mold such as water leaks, condensation, infiltration, or flooding, should be corrected immediately.
Is there a musty smell in the building? Are there visible signs of water damage on the walls, ceiling, floor, anywhere? Has the home ever experienced a leaking roof, a plumbing leak, a sink or sewer back-up or overflow, a flood, or any other water problems?
SledgePro Services mold inspection (sometimes referred to as a mold assessment or mold survey) of homes and commercial buildings is performed adhering to standard methods, practices, and protocols of the IICRC, CIE and CRMI. It encompasses a wide range of data sources, giving you the most accurate conclusions possible.
Because mold cannot live without moisture, sources of moisture are one of the focal points of our investigation. During the thorough visual inspection of your structure (including the attic, crawl spaces and basement) we examine:
- heating, ventilating and air conditioning systems
- the moisture content of floors, walls and ceilings–even beneath surfaces–using a non-invasive moisture meter
- the humidity of the indoor air, using a properly calibrated meter
- all water-damaged areas
- an examination of moisture barriers for proper installation and condensation occurrence, via a fiber optics scope and existing wall openings (whenever possible)
- discovery of the point of water intrusion in water-damaged areas
- a definitive report of adjacent and contiguous property contamination sources
- an assessment of property damage
SledgePro Services offers free mold inspections and estimates.
SledgePro Services also stands behind these Home Inspectors.
Once the inspection is completed, SledgePro Services believes that 3rd party testing and assessment is the most ethical practice for non-biased remediation proposals. These services provide a “no conflict of interest” opinion by qualified Indoor Environmental Professionals with a minimum certification of Certified Indoor Environmentalist (CIE). These tests include taking moisture readings on building materials to see if the areas are elevated and find hidden leaks behind the drywall. Air samples are taken to determine the spore count and types of mold present. Swab samples are taken from areas suspected of mold contamination. Samples are sent to a third party certified laboratory to be analyzed. The results will be kept in strictest confidentiality with our client and a full report will be submitted to the client. If the lab results show elevated fungal counts a remediation plan will be developed and presented to the client.
